FAQs

Common questions about gas safety certificates, inspections, and what to expect.

Yes. By law, landlords must have every gas appliance, flue and pipe in a rented property checked every 12 months by a Gas Safe registered engineer, and give tenants a copy of the certificate (CP12) within 28 days.

It applies to houses, flats, HMOs and holiday lets — and you'll need a valid certificate in place before any new tenancy begins.

MultiCerts charges a fixed fee: £29 for a meter-only check with no appliances, £69 including one gas appliance, £79 for 2 appliances, £89 for 3 appliances and £99 for 4 or more. All prices include VAT with no hidden charges.

With MultiCerts, you can book online in minutes. We'll confirm your appointment and our engineer will carry out the inspection. Your certificate will be ready within one working day of the inspection and released once payment has been received.

One year. Landlords must renew it annually and it's advised to keep records.

A Gas Safety Check involves inspecting all gas appliances, pipework, and flues to ensure they are safe and working correctly. The engineer checks for gas leaks, confirms appliances are burning gas properly, and ensures fumes such as carbon monoxide are safely removed, with adequate ventilation in place.

A Gas Safety Certificate (CP12) is required for all rental properties with fuel-burning appliances and confirms that the gas appliances have been inspected in line with UK law. A Gas Safe registered engineer checks all appliances to ensure they are safe and not at risk of gas or carbon monoxide leaks.
