Sometimes called a landlord certificate bundle, the package can also include extras like PAT testing or a boiler service in the same booking.

Where a rented property contains landlord-provided gas appliances, a Gas Safe registered engineer must complete the required annual safety check and issue the Landlord Gas Safety Record (CP12).
An EICR inspects the property's electrical installation and grades any hazards from C1 to C3. Electrical installations must generally be inspected at least every five years in England — councils may impose penalties of up to £40,000 for specified breaches.
An Energy Performance Certificate rates the property's efficiency from A to G and is valid for ten years. Most covered privately rented properties must achieve EPC E rating or above, unless a valid exemption applies — penalties can total up to £5,000.
Fire risk assessments, fire alarm certificates and emergency lighting tests for HMOs and buildings with shared areas. Required under the Fire Safety Order — with unlimited fines for non-compliance.
