Smoke and CO Alarm Regulations for Landlords
Since October 2022, all landlords in England must comply with the Smoke and Carbon Monoxide Alarm (Amendment) Regulations. Here is what the law requires.
Smoke Alarms on Every Floor
You must have at least one working smoke alarm on every storey of your property where there is living accommodation. This applies to both private and social landlords, and alarms must be in working order at the start of each new tenancy.
CO Alarms in Every Fuel-Burning Room
A carbon monoxide alarm must be fitted in any room containing a fixed combustion appliance, such as a gas boiler, wood-burning stove, or open fire. Gas cookers are currently excluded in England, but not in Wales.
Penalties for Non-Compliance
Landlords who fail to comply can be fined up to £5,000 by the local authority. If a tenant reports a faulty or missing alarm, you are legally required to repair or replace it as soon as reasonably possible.

Why You Need Smoke and CO Alarms
Landlord Legal Requirement

Essential in any room containing a gas boiler, wood burner, open fire, or other fuel-burning appliance. A legal requirement in all rented properties since 2022.
Interlinked Alarm Systems
