An EPC is an Energy Performance Certificate. It rates how energy efficient your property is on a scale from A (most efficient) to G (least efficient). You need one before you can sell or rent a property.

An Energy Performance Certificate (EPC) rates your property's energy efficiency on a scale from A to G. It shows how much your heating and lighting are likely to cost, highlights areas where energy is being wasted, and recommends improvements that could lower your bills and boost your rating.
The Energy Performance Certificate (EPC) remains valid for ten years and can be utilised multiple times during that period, regardless of its energy rating. However, if energy enhancements have been made within that period, obtaining a new EPC might be advantageous if you intend to sell or rent your property to enhance its rating.
All rental properties must currently hold a minimum EPC rating of E under MEES regulations. The government plans to raise this to a C rating, with all tenancies expected to comply by 2028. Fines for non-compliance can reach £30,000.
